Becoming a Real Estate Agent!

In New York a person who sells real estate for others and for a profit must be licensed. Click here to see the actual Article 12A Real Property Law- Licensing of Real Estate Brokers and Real Estate Salespersons. This is how the general licensing goes:

Sales Agent:
1. Need the 75 hour state approved course.
2. Need to pass the state exam.
3. Need a sponsoring broker. This is the broker your 'work for'. Technically real estate agents are sub contractors and are therefore self employed. But you must work under the direction of a Licensed Broker. Key Real Estate of Western New York has incentives to encourage agents to work with us. Associate Broker:
1. Need to have worked for 2 years under a sponsoring broker.
2. Need to take an additional 45 hours of schooling.
3. Need to pass the state exam.
4. Need to work for a sponsoring broker. Here is the interesting part of being an associate broker. The education level for a broker and an associate broker are the same. The associate broker is one who has the same qualifications as a broker but chooses to work under a sponsoring broker. Why would     someone do this? Running a real estate agency can get complicated. There is also liability involved. You may simply not be interested in the management part of the business.
 

Broker:
1. Need to have worked for 2 years under a sponsoring broker.
2. Need to take an additional 45 hours of schooling.
3. Need to pass the state exam.
4. Need the specific broker license for the type of broker you want to become. For example you can be John/Jane Doe Licensed Broker. Or you could have a business name which would require other legal aspects of running a business.
